Deeds of real estate donations have increased by 121% in Mato Grosso over the past five years. According to a survey conducted by the Association of Notaries and Registrars of the State of Mato Grosso (Anoreg/MT), the state recorded 2,139 such transactions in 2025, compared with 964 in 2020, reinforcing lifetime gifting as an important tool for families’ wealth and succession planning.
Among the most widely used instruments is the donation with a retained usufruct, which allows property ownership to be transferred to heirs in advance while the donor retains control and income rights over the assets. This usufruct can be terminated at any time through a notary office or gradually reduced, depending on each family’s wealth planning strategy.
